Common questions

FAQ about buying property, bank trusts and estates in Mexico

Can a foreigner buy property on the Mexican coast?

Yes. In the restricted zone —50 km from the coastline and 100 km from the borders— foreigners acquire residential property through a trust with a Mexican bank, after obtaining a permit from the Ministry of Foreign Affairs. I guide you through the whole process.

What should be reviewed before buying a property?

Title history, a lien certificate, up-to-date property tax and water payments, land use and, where applicable, the condominium regime and its fees. This way risks are detected before signing.

What happens if someone dies without a will?

The assets pass through an intestate succession. It can be handled before a notary when the heirs agree and are of legal age; otherwise it goes through the courts.

What does a Closing Concierge do?

Coordinates the entire closing of a transaction: documents, appraisal, filings, notary and payments, so you can sign with clarity and no setbacks.

Do you offer service in English?

Yes. Service is available in Spanish or English, ideal for foreign buyers and sellers.

How much does a consultation cost?

Fees depend on the type of transaction. In our first conversation we review your case and share a clear proposal before any work begins.

What are the closing costs to buy property in Puerto Vallarta or Riviera Nayarit?

As a reference, closing costs usually range from 4% to 7% of the property value: acquisition tax, appraisal, notary fees, certificates, registration and, for foreigners, the permit and the bank trust set-up. We give you a detailed estimate before you sign.

How long does a bank trust (fideicomiso) take?

Usually between four and eight weeks once the documents are complete, depending on the trustee bank, the Ministry of Foreign Affairs permit and the notary’s schedule.

What documents do I need to buy property in Mexico as a foreigner?

A valid passport, your immigration document if you live in Mexico, proof of address, your beneficiaries’ details and, if needed, a power of attorney if someone will sign for you. We give you the exact list for your case.
